Phuket property inspection and handover checklist

What to inspect in a completed condo or villa before final payment, acceptance or the end of a defect period.

Short answer

A Phuket handover inspection should compare the completed property with the contract, approved drawings and specification; test structure, waterproofing, drainage, electrical, plumbing, cooling, doors, windows, finishes, pool and equipment; document defects with locations and photos; agree responsibility and deadlines; and reserve acceptance or final payment rights permitted by the contract until material items are resolved.

Inspect documents and construction—not finishes alone

Wet-season drainage and waterproofing deserve special attention

Test every installed system under load

Record defects, owner, deadline and verification status

Bring the contract to the inspection

The inspector needs the signed specification, approved changes, plans, equipment schedule, warranties and payment terms. A visually attractive room may still differ from the area, material, appliance or performance promised.

Inspect the whole system

A qualified inspector should examine visible structural movement, roofs and terraces, waterproofing, bathrooms, balconies, drainage, electrical protection, water pressure, hot water, air-conditioning, ventilation, doors, windows, cabinetry, pool systems and external works.

  • Run taps and fixtures together
  • Test drains, pumps and overflow paths
  • Operate every air-conditioning unit
  • Check doors and windows for fit and water entry
  • Inspect roof, terrace, pool and retaining-wall drainage

Create a controlled defect list

Number each item, locate it precisely, attach a photo, identify the responsible party and set a target date. Reinspect completed work rather than accepting a message that it is finished.

Collect the handover file

Before closing the file, collect keys, access devices, title or registration originals, warranties, manuals, as-built information where available, utility details, common-fee status, inventory and emergency contacts. Calendar the end of every defect-notification period.

Frequently asked questions

Is a snagging inspection only for new construction?

No. Resale buyers also benefit from an independent inspection of condition, systems and likely near-term repairs.

Should I inspect during the rainy season?

Rain can reveal drainage and water-entry behavior, but the transaction should not depend on the weather. A competent inspector can still assess design and visible evidence.

Can I hold back final payment for defects?

That depends on the contract and law. Have the lawyer explain your rights before the payment deadline.
