Buy in Phuket
Thailand visa options for Phuket property buyers
A 2026 orientation to visa-exempt entry, DTV, retirement and Long-Term Resident routes—and why buying property does not itself grant residence.
Short answer
Buying a home in Phuket does not by itself grant a Thai visa, residence permission or land-ownership right. Visa-exempt entry and the DTV, retirement and Long-Term Resident routes serve different people and have different eligibility, stay, financial, insurance and reporting rules. Check the official source for your nationality and circumstances immediately before applying or traveling.
Property ownership and immigration status are separate
Visa rules can change quickly
Eligibility depends on nationality and personal facts
Use the official e-Visa, immigration or BOI source for the final decision
Start with the life you intend to live
A buyer visiting periodically has a different immigration question from a retiree, remote worker, employed executive or family relocating full time. Define how long you plan to stay, whether you will work, your age, dependants and expected travel pattern before comparing routes.
Main routes buyers commonly research
Visa-exempt entry may suit eligible short visits but is not a long-term ownership plan. The Destination Thailand Visa is aimed at specified remote-work, soft-power and dependant categories. Retirement routes have age and financial conditions. The Board of Investment's Long-Term Resident program serves defined high-potential categories with its own thresholds.
- Visa exemption or tourist entry for eligible short stays
- DTV for qualifying remote workers, specified activities and dependants
- Retirement categories for qualifying older applicants
- LTR for qualifying wealthy, pensioner, professional and specialist categories
Separate four different questions
Ask separately whether you may enter Thailand, how long you may stay, whether you may work, and what property interest you may own or lease. One approval does not automatically answer the other three.
Keep a dated verification file
Save the official page used, eligibility list, embassy or consulate instructions, submitted documents and issue date. Recheck the rules before each application or major property decision because immigration programs and country lists can change.

Frequently asked questions
Do I get a visa if I buy a condo in Phuket?
No. A property purchase does not automatically provide a visa or right to remain in Thailand.
Which visa is best for a Phuket property owner?
There is no ownership visa that fits everyone. The answer depends on age, nationality, work, finances, dependants and intended stay pattern.
Does a retirement visa let me work in Thailand?
Do not assume it does. Work authorization is a separate question that should be confirmed with the appropriate Thai authority or qualified adviser.
